In execution of a Deed of Trust in the original principal amount of $59,595.00 dated September 30, 2019 recorded among the land records of the Circuit Court for Alleghany County on September 30, 2019 as Instrument Number: 190001833, the undersigned appointed Substitute Trustee will offer for sale at public auction, at the Main entrance of the courthouse for the Circuit Court of Alleghany County, 266 West Main St., Covington, VA 24426 on November 17, 2025 at 01:15 PM the property described in said deed of trust, located at the above address and briefly described as: All those certain tracts or parcels of real property, situate in the Town of Clifton Forge, Virginia, known by address as 912 Commercial Avenue, Clifton Forge, Virginia, and being Lots Numbers Four (4) and Five (5) in Block Number Thirteen (13), Section Number One (1), as shown on the map of the lands of the Clifton Forge Company, of record in the Clerk’s Office of the Circuit Court of Alleghany County, Virginia in Plat Book 1, Page 93 (slide 12 and 13), and being the same tracts or parcels conveyed unto Edley K. Gusler and Melinda K Gusler by Edley K. Gusler by Deed of Gift, dated March 30, 2006 and recorded as Alleghany County Instrument #060001044, and being the same parcels previously conveyed unto Edley K. Gusler by Kathryn J. Boone, Executor of the Estate of Dorothy Eileen East Johnson, by Deed, dated March 8, 2006, and recorded as Alleghany County Instrument #06000699. Tax ID: C11700-01-113-0050 & 0040.
