TRUSTEE’S SALE OF 630 COMMERCIAL AVENUE, CLIFTON FORGE, VA 24422. In execution of a certain Deed of Trust dated April 29, 2009, in the original principal amount of $120,217.00 recorded in the Clerk’s Office, Circuit Court for Alleghany County, Virginia as Instrument No. 090001033. The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for Alleghany County, 266 West Main Street, Covington, Virginia, or any such temporary alternative Circuit Court location designated by the Judges of the Circuit Court, on December 11, 2025, at 3:30 PM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: THE FOLLOWING DESCRIBED REAL ESTATE, SITUATE, LYING AND BEING IN THE COUNTY OF ALLEGHANY, VIRGINIA, TO-WIT; FIRST; THE NORTHERN PORTION OF LOT NO. ONE (1), IN BLOCK NO. TWO (2), AS SHOWN ON THE MAP OF THE STOVE FOUNDRY ADDITION TO THE CITY OF CLIFTON FORGE, VIRGINIA AND BEING THE SAME REAL ESTATE CONVEYED TO R.S. COLEMAN AND LOUISE W. COLEMAN BY DEED FROM L. C. CAGLE AND JOSEPHINE A. CAGLE, HIS WIFE, DATED JUNE 1, 1937 RECORDED IN THE CLERK`S OFFICE OF THE CIRCUIT COURT OF THE CITY OF CLIFTON FORGE, VIRGINIA IN DEED BOOK 20 AT PAGE 505, REFERENCE TO WHICH IS HEREBY MADE FOR A MORE PARTICULAR DESCRIPTION OF THE REAL ESTATE HEREIN CONVEYED. SECOND: A TRIANGULAR STRIP OF LAND LYING BETWEEN THE NORTHERN ONE-HALF (1) OF LOT NO. ONE (1) IN BLOCK NO. TWO (2), AS SHOWN ON THE MAP OF THE STOVE FOUNDRY ADDITION AND COMMERCIAL AVENUE WHICH WAS CONVEYED TO R. S. COLEMAN AND LOUISE W. COLEMAN BY T, B. WESTERMAN ET AL, BY DEED DATED APRIL 20, 1939 RECORDED IN THE CLERK`S OFFICE AFORESAID IN DEED BOOK 22 AT PAGE 59, REFERENCE TO WHICH IS HEREBY MADE FOR A MORE PARTICULAR DESCRIPTION OF THE REAL ESTATE HEREIN CONVEYED.  TERMS OF SALE: ALL CASH. A bidder’s deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser’s deposit may be forfeited to Trustee. Time is of the essence.  If the sale is set aside for any reason, the Purchaser at the sale shall be entitled to a return of the deposit paid. The Purchaser may, if provided by the terms of the Trustee’s Memorandum of Foreclosure Sale, be entitled to a $50 cancellation fee from the Substitute Trustee, but shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
