TRUSTEE’S SALE OF 314 EAST HAWTHORNE STREET, COVINGTON, VA 24426. In execution of a certain Deed of Trust dated June 6, 2013, in the original principal amount of $102,040.00 recorded in the Clerk’s Office, Circuit Court for Alleghany County, Virginia as Instrument No. 130001062. The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for Alleghany County, 266 West Main Street, Covington, Virginia, or any such temporary alternative Circuit Court location designated by the Judges of the Circuit Court, on August 18, 2025, at 12:00 PM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: ALL OF THAT CERTAIN TRACT OR PARCEL OF REAL PROPERTY, SITUATE IN THE CITY OF COVINGTON, VIRGINIA, KNOWN BY ADDRESS AS 314 E. HAWTHORNE STREET, COVINGTON, VIRGINIA, FRON1ING THIRTY-SEVEN AND ONE-HALF (37%) FEET ON HAWTHORNE STREET, ON THE NORTHERLY SIDE THEREOF, BEING A PART OF LOT NO. ONE (1), IN BLOCK FORTY-NINE (49), OF THE COVINGTON IMPROVEMENT COMPANY`S ADDITION TO THE TOWN (NOW CITY) OF COVINGTON, AS SHOWN ON THE PLAT OF RECORD IN THE OFFICE OF THE CLERK OF THE CIRCUIT COURT OF ALLEGHANY COUNTY, VIRGINIA, IN PLAT BOOK 4, AT PAGE 15 (SLIDE 61); SAID LOT BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT ON THE NORTHERLY SIDE OF HAWTHORNE STREET AT THE DIVISION LINE BETWEEN LOT NO. 1 AND LOT NO. 2, IN BLOCK 49 OF SAID TOWN; THENCE IN A WESTERLY DIRECTION ALONG HAWTHORNE STREET A DISTANCE OF 37 1/2 FEET; THENCE IN A NORTHERLY DIRECTION THROUGH LOT NO. 1 AND RUNNING PARALLEL WITH THE BOUNDARY LINE BETWEEN LOT NO. 1 AND LOT NO. 2, A DISTANCE OF ONE HUNDRED THIRTY (130) FEET TO AN ALLEY IN THE REAR; THENCE IN AN EASTERLY DIRECTION ALONG SAID ALLEY THIRTY-SEVEN AND ONE-HALF (37 1/2) FEET TO SAID LOT NO. 2; THENCE IN A SOUTHERLY DIRECTION ALONG THE BOUNDARY LINE BETWEEN LOT NO. 1 AND LOT NO. 2, A DISTANCE OF ONE HUNDRED THIRTY (130) FEET TO THE POINT OF BEGINNING.  TERMS OF SALE: ALL CASH. A bidder’s deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser’s deposit may be forfeited to Trustee. Time is of the essence.  If the sale is set aside for any reason, the Purchaser at the sale shall be entitled to a return of the deposit paid. The Purchaser may, if provided by the terms of the Trustee’s Memorandum of Foreclosure Sale, be entitled to a $50 cancellation fee from the Substitute Trustee, but shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
